Rooted in the Neighborhood – Not Just Located in It

There’s a difference between a building that sits in a neighborhood and one that’s woven into it. Rendezvous on Elm is the latter.

The building itself is part of downtown Manchester’s daily rhythm. On the ground floor, local favorites Campo Enoteca and Taj India anchor the space, alongside Manchester’s newest bakery. Step outside to Elm Street and you’re immediately connected to the dining, culture, entertainment, and small businesses that give Manchester its distinct character.

You’re steps from The Rex Theatre, one of New Hampshire’s most beloved independent music venues. You’re a short walk from Brady Sullivan Plaza, the YMCA, local cafés, and some of the best independent restaurants in the city.

This isn’t a property that’s near downtown Manchester. It is downtown Manchester.

Meet the Property Managers: Brittany and Matthew Ping

When you rent from a large corporation, you often deal with a rotating cast of managers who don’t know your name, don’t know the neighborhood, and aren’t particularly invested in your experience.

That’s not how things work at Rendezvous on Elm. Rendezvous is managed and maintained by a locally owned professional property management company with a dedicated maintenance team: Brittany and Matthew Ping of Ledgeview Commercial Partners. They’re a hands-on team that cares deeply about their tenants, the properties they oversee, and the community in general (they both volunteer). Brittany created the We Heart West Manchester nonprofit, which organizes events like “trunk or treat” and native wildflower initiatives.

Brittany and Matthew aren’t managing from a distance. They’re right here in Manchester. They know this building, they know this neighborhood, and they know their residents.

What does that mean practically? It means that on the rare occasion something needs attention, they can be there quickly to resolve it. It means you have real people to talk to – not a call center, not a ticketing system, not a corporate escalation process. Real, responsive people who are invested in making sure your experience at Rendezvous is everything it should be.

If you’ve searched for apartments for rent by owner in Manchester, NH, or looked specifically for rental properties managed by people who actually show up, Brittany and Matthew are exactly what you’ve been hoping to find.

Meet the Owners: Anthony De Lucia and David A. De Lise

Rendezvous on Elm was developed by longtime real estate partners Anthony De Lucia and David A. De Lise – two career commercial real estate professionals with a combined 60+ years in the industry. They’re not first-time developers, and Rendezvous isn’t a one-off project. It’s the latest in a long line of properties they’ve built, acquired, and stewarded across the country.

Anthony De Lucia brings more than 30 years of commercial real estate experience, including senior leadership roles at Waterstone Retail Development and Equity One – the leading national shopping center REIT. Across his career, Tony has been directly responsible for the acquisition and development of properties valued at nearly $2 billion across the United States. He is a member of the International Council of Shopping Centers (ICSC) and a licensed real estate broker in Massachusetts.

David A. De Lise is a career commercial real estate professional with 34+ years of experience across leasing, asset management, development, and equity sourcing. David is the original founder and primary Principal of Waterstone Commercial Properties and Waterstone Retail Development, which he grew from a four-person team with a single shopping center into a nationally recognized retail property owner. Prior to founding Waterstone, David held senior development roles at Prime Retail, where he helped build out more than 2 million square feet of first-class, open-air retail destinations across the U.S. and Europe.

What does that experience mean for residents at Rendezvous? It means a building developed by people who have learned, over decades, what makes a property worth living in long-term. The finishes hold up. The systems work. The details get attention. And when something needs to be made right, the people responsible for the building are still around to make it right.

Anthony and David partnered with Brittany and Matthew Ping at Ledgeview specifically because they wanted hands-on, locally rooted management for Rendezvous – not a faceless corporate operator. Top-to-bottom, this is a property built and run by people who care.

Our Commitment to Manchester’s Future

Rendezvous on Elm is more than a rental property. It’s a commitment to the continued vitality of downtown Manchester.

Manchester is growing. The city’s arts and business district has become one of New Hampshire’s most dynamic urban environments, with new restaurants, entertainment venues, and small businesses continuing to choose Elm Street as their home. Rendezvous was developed to be part of that story – to bring high-quality, thoughtfully designed residential space to the heart of the city, and to do it in a way that adds to the neighborhood rather than overwhelming it.

With only 27 residences, this will never be a tower of anonymous units. It will always be a community. A place where neighbors recognize each other. Where the shared spaces – the media lounge, the function room with its wet bar, the comfortable seating areas – feel like they belong to everyone, because they do.

This is what new apartment developments in Manchester, NH should look like. Boutique in scale. High in quality. Rooted in place.

A Limited Community in the Heart of Manchester, NH

The rental market in Manchester, NH has grown significantly in recent years, and with good reason. Manchester offers the energy and amenities of a real city – arts, dining, fitness, entertainment, culture – with the character and human scale that larger cities often lose. It’s no surprise that Manchester, NH rental listings attract serious interest from professionals, young families, empty nesters, and everyone in between who wants to live well without leaving New Hampshire.

What’s harder to find is rental housing that actually reflects the quality of the neighborhood. Most apartments in Manchester, NH – even the ones marketed as luxury – feel generic. They could be anywhere. Rendezvous on Elm – or as the locals will know it, The Vous – was designed to feel specifically, unmistakably here.
